Home Inspection

LS Construction Services is an unbiased, third party inspector working for you.  We have the experience and expertise to assess the hundreds of components of the home.  Our thorough inspections help one better understand the current condition of the property and avoid any unwanted surprises.

For Foreclosures

Foreclosed home sales are consistently on the rise.  LS realizes that while the price of the home may look attractive, most foreclosed homes are sold “as is” and do not have a seller’s disclosure document.  Typically, any history or problems associated with the home are unknown.

Our inspector has the knowledge to:

  • Reveal items that went unnoticed upon the first glance of the home
  • Unveil items that may require repair that the bank will not fix, allowing you to calculate the maintenance budget in advance
  • Answer questions you may have concerning the history of the home, such as age of components and/or appliances

For Home Buyers

Purchasing a home is one of the biggest investments you will make.  For peace of mind, it is important to understand as much as possible regarding the home you are about to purchase.  LS inspections are designed to meet strict industry standards and cover all major systems in the home.

A property inspection should be ordered immediately after reaching a written purchase agreement with the seller.  Most real estate purchase agreements include a clause making the purchase contingent on a home inspection.

For Home Sellers

When selling your own home or using a Realtor, having a home inspection report available for interested buyers can add credibility and help sell your home faster.  LS’s home seller’s inspections include:

  •  Pre-listing inspections: Research shows 8 out of 10 homebuyers nationwide obtain a home inspection
  • For Sale by Owner inspections: After deciding to sell your home, it is important to make sure it is in the best possible condition so you can be credible and confident in front of prospective buyers.

An LS prelisting inspection can help you:

  • Raise buyer confidence and trust
  • Receive top dollar for your home
  • Sell your home faster
  • Avoid closing delays
  • Reduce liability through full disclosure
  • Provide proof to the buyer of your home’s condition
  • Be alert to safety concerns that may be an immediate concern to your family
  • Fix minor maintenance issues for better showing results

For New Construction

The typical home contains hundreds of different components.  While these components should be assembled to your satisfaction, hundreds of thousands of homeowners realize that at least one of these components may suffer from a construction defect.  Most defects go unnoticed unless a qualified inspector unveils them.  LS’s new construction inspection services include:

  • Pre-closing inspection: A pre-closing assessment of all the major structural and mechanical components of the home.
  • Builder’s Warranty inspection: An inspection done before your 12-month builder’s warranty expires.
  • Construction Progress inspection: Helps you monitor the progress of each critical phase of construction from the foundation to the finishing touches.

The purchase or sale of your home is one of the most important and costly events ever to take place.  You want to know the current condition of the home and you know that every home is different.  Some homes may have only a few problems.  Other homes may have major problems which perhaps even the present owner isn’t aware of.  Your safety is our major concern.

Our professional Home Inspection reduces your risk of home ownership by providing you with an objective visual evaluation and written report on the physical structure and operating systems of a home.

What is a Home Inspection?

The Home Inspection Profession has been in existence for over three decades and has changed greatly over the years.  From brief verbal summaries supported by little or no documentation, the professional home inspection has evolved into a highly specialized reporting process.  Our Home Inspection is a thorough examination of the major components and systems of a home. Our written report provides a detailed analysis of the condition of these components and systems based upon guidelines from the American Society of Home Inspectors. It is thorough, concise, easy to understand, and delivered at the end of the inspection.

What is Inspected?

Based upon the ASHI Standards of Practice, there are nine key areas of a final report. They are; structural, exterior, roofing, plumbing, electrical, heating, central air conditioning, interior, and insulation/ventilation.

Our inspections meet and exceed ASHI standards for each category, since we offer helpful tips on maintenance, and when appropriate, suggestions for remodeling alternatives. Systems and components are identified, the existing conditions are determined, and needed repairs or maintenance items are noted. You will be familiar with:

  • Structure and Foundation
  • Grading and Lot
  • House Exterior
  • Exterior Siding
  • Electrical and Plumbing
  • Roof, Gutters, and Drainage
  • House Interior
  • Heating, Ventilation, and Air Conditioning
  • Appliances and Floors
  • Walls and Ceilings
  • Windows and Doors
  • Fireplaces and Furnaces
  • Water Heaters

What to Expect?

Our home inspection can help you identify items which could possibly be major problems or safety hazards. We can help you identify and correct these and hundreds of other potential problems. Our home inspection can help you determine the differences between major, serious problems and minor, simple problems. Our home inspection also highlights the positive aspects of a home. In fact, many of the home inspector’s observations help dismiss a buyer’s anxieties and provide useful repair and maintenance suggestions.
